I can't understand why someone else can tell you what you can grow on your own property but still. You could try 'rowan' (mountain ash) as it doesn't grow too large and has orange berries in Autumn which birds love , or hawthorn,cotoneaster, pyracantha. All bear berries which help to feed the birds.Otherwise ask the realtor what sort of thing he prefers. What have the 1960's got to do with anything?
I'd tell the realtor, that unless he's paying for the landscaping, too bad! Since when does foliage become dated?

Landscaping definitely affects curb appeal and can help sell a house. Take your question to rec.gardens for help.
I have a friend who has a nursery. Very much into native plants and is knowledgeable about shrubs for birds. I'm Not happy with the selection from a outdoor garden store (Something thats typical , lowes and home depot are example , have to go to the local hardware store for certain items ). They don't carry very many northern bayberry shrubs , etc . Something a friend of mind , can get in bulk. You have to listen to Realtor.

My neighbor didn't listen. He couldn't understand why the house won't sell. Added a garage thinking that it would take care of it (Didn't work , had to lower his price ). Most people today don't want "a lot yard work ". But , those of us who care about birds do. I wouldn't be surprise if the person who buys it doesn't take out most of the shrubs. I will missed the cardinals and chickadee singing in the morning.
